Egypt is three rental markets with three calendars. On the Mediterranean, the North Coast fills in summer. On the Red Sea, Hurghada, Sharm El Sheikh and Marsa Alam sell winter sun to visitors from colder countries. Cairo moves with its museums, its conferences and the public holidays. A single rate plan for "Egypt" fits none of them.
Three markets, three calendars
The Ministry of Tourism and Antiquities reported about 19 million tourists in 2025, a record and 21% more than in 2024. In the same statement, Cairo, Hurghada, Sharm El Sheikh and Marsa Alam were the airports that received the most tourists, and charter flights to New Alamein grew by 450%, according to the ministry's 2025 review.
- The North Coast is a summer market. The Arab Tourism Organization named New Alamein the Arab summer capital for 2025, and the ministry describes the city as hosting major events and festivals during the summer season, in its announcement of the title. For a North Coast property, the school summer holiday and any Eid that falls in summer are the dates to mark first.
- The Red Sea runs the other way. In December 2025 the ministry was promoting winter-season sales in Europe, with a tour operator flying daily charters to Sharm El Sheikh, Hurghada and Marsa Alam, as its report from that market notes. If your guests fly in from abroad, check your own lead times and stay lengths before copying a weekend plan from Cairo.
- Cairo has a steadier year with its own peaks. The Grand Egyptian Museum was officially opened on 1 November 2025 and began receiving the public on 4 November, the ministry reported. Conferences and festivals add dated peaks of their own.
JokerPrice's Egypt coverage is Cairo, which is in Gathern's directory: its market data, its events calendar and the pricing demo. There is no North Coast or Red Sea destination yet, and the pricing calendar does not take properties in Egypt yet. The current figures for Cairo:
Figures as of 2026-10-29, covering 1 destination with at least 20 listings. They change as coverage grows.

Cairo's dated events
Cairo ICT runs at the Egypt International Exhibition Center in New Cairo, followed by the Cairo International Film Festival on . The Egypt Energy Show, EGYPES, returns on . Conference guests book the nights near the venue whatever the day of the week, so price those dates as event nights rather than as weekends.

Egypt's Thursday holidays
Egypt's state institutions and banks take Friday and Saturday off, as Egypt Independent explains, so the nights before a day off are Thursday and Friday nights, and the pricing demo counts those as Cairo's weekend.
The government often moves a public holiday to a Thursday to make a three-day weekend. In 2026 it did so for the 25 January holiday, , for the 30 June anniversary, , and for Armed Forces Day, . Each move turns Wednesday night into a night before a day off, often with only a week or two of notice. For 2027 the fixed dates are known, but the days off are not yet announced, so the calendar marks them as expected.
The Eids work the same way. The law sets a minimum, and the Cabinet has granted longer breaks: Eid al-Fitr is expected on and Eid al-Adha on , and the 2026 Eid al-Fitr break ran . Price the likely days modestly now and widen them once the Cabinet decides.
Pricing a coast without local comparables
Where JokerPrice has no comparables yet, use the same method by hand. Pick a handful of listings like yours, on the same coast, with the same bedrooms and a similar walk to the sea, and note what they ask for the same nights a few weeks out and again closer in. Their asking prices show the shape of the season; your own bookings show which part of it you actually sell. Keep a minimum and a maximum, so a busy week never sells below what the season can bear and a quiet one never sits above what guests will pay. The guide to choosing comparables explains what makes a listing comparable, and the article asking price is not achieved price explains why advertised prices lean high.
The holiday-home licence
Egypt introduced a holiday-home licence for independently located properties of at least eight furnished apartments or studios, whose operators must notify the ministry electronically before receiving guests, building on tourism laws 8/2022 and 27/2023, as the Cairo Governorate reported. If you rent a single apartment, ask the ministry how the rules apply to you.
Checklist
- Price each coast for its own season: summer on the Mediterranean, winter on the Red Sea.
- Treat Thursday and Friday nights as the weekend, and watch for holidays moved to a Thursday.
- Mark a moved holiday or an Eid break in your rates as soon as it is announced.
- Price Cairo's conferences and festivals as event nights, whatever the day of the week.
- On the coasts, follow a few comparable listings through the season until local data arrives.
- Check the holiday-home licence before you list a building of furnished units.
