Counts cover the eight most common types in each destination, so very rare types may be slightly under-counted.
Why the type filter matters
An apartment in a city centre and a chalet with a private pool can share a bedroom count and still serve completely different guests: one is booked by business travellers and visiting families across the week, the other by groups for a Thursday night gathering or an Eid weekend. Mixing them in one comparison produces a median that describes neither.
Size matters too. Across destinations with enough listings of each size, the typical median asking rate is SAR 243 for one bedroom and SAR 670 for three bedrooms.
How to use this
- In the revenue calculator, always set the property type before reading the nightly rate.
- When a destination has few listings of your type, widen the radius rather than dropping the type filter.
- On market reports, check the property mix panel to see whether a destination's median is driven by a type unlike yours.
