Orphan nights, minimum stays and last-minute discounts for Saudi apartments and chalets

The single nights stranded between bookings, the minimum stays that create them and the discounts that fill them. How to handle each for city apartments and for chalets.

An orphan night is a short gap between two bookings: one night, sometimes two, too short for most guests and too close to the next stay to sell on ordinary terms. Orphan nights are rarely a sign that demand is missing. They are usually a side effect of minimum stays and of the order in which the calendar filled. This guide covers how to prevent them, how to fill them, and when a last-minute discount is the right tool.

Where orphan nights come from

Minimum stays: apartments and chalets are different

For a city apartment that hosts business travellers and visitors during the week, a one-night weekday minimum keeps the calendar open to the guests who want it. The weekend is where a longer minimum protects the pair of nights before a day off.

Chalets, rest houses and farms are different products. Their guests often come for a gathering or a holiday, and turning the property over between stays, with cleaning, the pool and the garden, costs more. A two-night weekend minimum, and a longer one over Eid or a school break, keeps the property sold in sensible blocks. The next two school breaks are the autumn break on and the mid-year break on . The trade-off is that every minimum stay creates the gaps you will later need to fill.

In JokerPrice you set a general minimum stay, a separate weekend minimum stay for the nights you mark as weekend, and optional minimum stays for enabled events; the longest one that applies to a night is used. A minimum stay you enter on a specific night overrides all of them, and the gap rule below is the only thing that can shorten the others.

Filling gaps automatically

JokerPrice's short-gap rule looks for open runs of up to a set number of nights with a closed night on both sides. On those nights it applies the gap discount you choose and lowers the minimum stay to fit the remaining gap, so a one-night gap can be booked as one night. You choose both the discount and the longest gap the rule treats as one; new properties start with gaps of up to two nights.

The rule needs to know where your bookings are. It counts only nights recorded as booked or blocked, either entered in the pricing calendar or imported from your listing's iCal export through calendar sync. A gap the calendar does not know about is not a gap to the rule, and a minimum stay you have set on a specific night is left alone.

Often the shorter minimum stay does most of the work, so the gap discount can stay small. A single night that a guest could add to an existing stay is worth offering at a shorter minimum before it is worth discounting.

Last-minute discounts without training guests to wait

An unsold night is worth nothing once it passes, so a discount close to the date can beat an empty night. JokerPrice's last-minute rule is gradual: you choose a window, such as seven days, and a largest discount, and the discount grows as the night approaches, reaching its full size on the day itself. It stops at your minimum price.

Far-out premiums are the mirror image: they raise nights beyond a chosen number of days ahead, so you are not sold out early at the everyday rate. The guide to Riyadh Season pricing covers that side, and the guide to weekend pricing covers the weekend minimum stay.

Frequently asked questions

What is an orphan night?

A short gap between two bookings, usually one or two nights, that is hard to sell because it is shorter than the minimum stay or too close to the next stay.

How does JokerPrice fill orphan nights?

Its short-gap rule finds open runs of up to the number of nights you choose, with a recorded booking or block on both sides, applies your gap discount and lowers the minimum stay so the gap can be booked.

Should chalets have a longer minimum stay than apartments?

Often, yes. Chalets and rest houses cost more to turn over and are usually booked for gatherings and holidays, so a two-night weekend minimum and longer minimums over holidays are reasonable starting points. Apartments with weekday guests can usually keep a one-night weekday minimum.

Will a last-minute discount go below my minimum price?

No. Every adjustment in JokerPrice, including last-minute and gap discounts, stops at the minimum price you set, and the final rate is rounded and kept between your minimum and maximum.
