How JokerPrice estimates are made

Every figure comes from listings and calendars JokerPrice has collected. Nothing is bought in, modelled from other countries or filled in.

1. Comparable listings

JokerPrice stores listings from public searches on Airbnb, Gathern and Agoda, each with its location, bedrooms, property type and the asking nightly price last seen. For an estimate we take every stored listing within your search radius (0.5 to 20 km, measured as straight-line distance) that matches the bedrooms and property type you chose and has a price. The median of their asking prices is the typical rate; the lower and upper quartiles give the range.

2. Occupancy from tracked calendars

A subset of listings is tracked: their public availability calendars are read about once a day. A night that was open at one check and closed at the next became booked in between. Long closed runs (more than 14 nights) and closures more than 180 days ahead are treated as owner blocks rather than bookings, and nights already closed at the first check are left out because we cannot tell when they closed. A night only counts for a listing once that listing was checked before the night began.

Occupancy is booked nights divided by observed nights over the last 90 nights. ADR is the average asking price recorded for the booked nights. Tracking started on 2026-10-27.

3. When an estimate is shown

Occupancy is only reported once tracking has run for at least 7 days and covers at least 100 observed listing-nights. We first look at tracked listings inside your radius; if those are not enough we widen to 20 km and say so. When neither is enough, the calculator shows revenue at 40%, 55% and 70% occupancy, labelled as scenarios rather than estimates.

4. Revenue

Annual revenue is ADR × occupancy × 365 nights (monthly uses 30 nights). The range keeps the same occupancy and swaps ADR for the lower and upper quartile asking price. Monthly rows appear only for months with at least 30 observed nights, and months still ahead show nights already booked, not a forecast.

5. Investment tools

The ROI, rental arbitrage and holiday home tools apply standard formulas to the market figures above: net operating income is revenue less platform, management and cleaning fees and fixed costs; cap rate is net operating income ÷ purchase price; cash-on-cash is cash flow after loan payments ÷ cash invested; payback is cash invested ÷ annual cash flow; break-even occupancy is the occupancy at which bookings cover fixed costs and loan payments. Inputs you have not entered are marked as examples.

6. Analytical insights and pricing

Insight charts read one market snapshot per destination per day (Riyadh time, UTC+3): supply and asking prices from stored listings, and occupancy, ADR and RevPAR over the 30 nights before the snapshot. The dynamic-pricing demo runs the same rate engine as the app on city-level inputs; see the demo for details.
