What the revenue figure includes
Revenue in the calculator is nightly rate multiplied by occupied nights: gross accommodation revenue at asking prices. It does not subtract platform fees, cleaning, utilities or any other cost, and it does not include the cleaning fee guests pay on top. It is the top line of your own model, not the bottom line.
Costs to subtract
- Platform fees. Commission or service fees charged by each booking platform. Check each platform's current terms, because they differ and change.
- Cleaning and laundry. Paid per stay, not per night.
- Utilities and internet. Electricity in particular rises sharply with air-conditioning in the summer months.
- Maintenance and replacements. Linen, small appliances, repairs and wear from frequent turnovers.
- Furnishing. The upfront cost spread over the years you expect it to last.
- Licensing and permits. Fees for the relevant tourism or holiday-home licence where you operate.
- Management. A percentage of revenue if a property manager runs the listing for you.
- Rent or financing. If you lease the property or borrowed to buy it.
- Taxes. VAT and any other taxes that apply to your situation.
Per stay, per night, per month
Costs behave differently. Cleaning scales with the number of stays, so a property with many one-night bookings costs more to run than one with the same occupancy in longer stays. Platform and management fees scale with revenue. Rent, licences and most utilities are fixed by the month. Keep the three groups separate in your model.
A simple net model
net per year =
gross revenue
− percentage fees × gross revenue
− cost per stay × number of stays
− fixed monthly costs × 12
− furnishing ÷ years of useNumber of stays is occupied nights divided by your typical length of stay. Use your own quotes for each line; JokerPrice does not estimate costs.
