Who it’s for
JokerPrice is for the people who set short-term rental prices:
- Hosts with one or a few properties who want to know what to charge each night.
- Property managers pricing a portfolio across Airbnb, Gathern and Agoda.
- Investors who want to know what a property could earn before they buy it.
Analysts and developers can use the same data through the API.
What it does
We collect public listings from Airbnb, Gathern and Agoda, check tracked listings’ availability calendars every day, and turn the changes into occupancy, ADR and revenue estimates. For each property you add, JokerPrice recommends a rate for every night and shows how it got there. The decision stays with you: JokerPrice never changes a price automatically. You publish rates yourself or, if you use Hostaway, approve each send.
Built for the region
Most rental tools were built for markets where Airbnb dominates and data is plentiful. In Saudi Arabia much of the market runs on Gathern, chalets, rest houses and camps are common, and demand follows the Hijri calendar, Riyadh Season and national holidays. The busiest weekend nights are Thursday and Friday in most of the region, and Friday and Saturday in the UAE. JokerPrice was built for this from the start, in Arabic and English, and covers Saudi Arabia, the rest of the Gulf and Egypt.
How we handle uncertainty
Every figure we publish is labelled with where it comes from. Occupancy and revenue stay hidden until there is enough history, asking prices are never presented as achieved revenue, and we say plainly when a destination is still collecting data. See Reading occupancy estimates for the details.

JokerPrice is independent. It is not affiliated with or endorsed by Airbnb, Gathern, Agoda, Hostaway or any other platform or channel manager. Owners who use Hostaway can connect their own Hostaway account to send the rates they approve.
